Commercial LVP & LVT Installation
Commercial resilient flooring is a different discipline from residential. The loads are rolling rather than static, the maintenance is machine-driven, the subfloor is almost always concrete, and the schedule usually has to fit inside nights and weekends. We work to the flooring manufacturer's commercial specification and to the general contractor's or property manager's schedule.
Glue-down is usually the correct system
For commercial spaces we default to full-spread glue-down LVT or rigid plank. It handles rolling chair casters, pallet jacks, gurneys and hand trucks without the shifting a floating floor can develop, it allows very large uninterrupted fields without expansion breaks, and it can be maintained with commercial equipment. Floating systems have their place in light-commercial and multifamily unit turns where speed matters most.
Concrete moisture and pH testing
Adhesive failures in commercial buildings are moisture failures. We perform in-situ relative humidity testing per ASTM F2170 and surface pH testing where the adhesive manufacturer requires it, and we document the results. On new slabs that have not had adequate dry time, the correct answer is a moisture mitigation system — not a stronger adhesive and hope.
Phasing around an operating business
Clinics, salons, dental offices and retail cannot close for a week. We break the space into phases, install after hours or over weekends, and hand back each phase clean and usable. Where an adhesive has an open time or cure period that prevents occupancy, we tell you the number of hours before the schedule is set, not after.
Multifamily and tenant improvement turns
Unit turns live and die on predictable per-unit duration. We work from a fixed scope per unit type, carry consistent product, and coordinate with property management so units come back online on schedule.

Questions about commercial
- Do you work with general contractors?
- Yes. We take flooring scope on TI and remodel packages, work to the project schedule and submittal requirements, and provide documentation of moisture testing results.
- Can you install over an existing commercial floor?
- Sometimes over well-bonded existing resilient sheet or VCT, if it is single-layer, fully adhered and flat. Cutback adhesive, multiple layers or asbestos-suspect material change the answer and require testing and abatement handled by the appropriate licensed party.
- How soon can the space be used?
- It depends on the adhesive. Some pressure-sensitive systems allow light foot traffic quickly; rolling loads and wet cleaning typically must wait longer. We give you the specific hold times from the adhesive data sheet for the product used on your job.
