LVP Flooring Installation in Boise, Idaho

Boise has the widest range of subfloor conditions of any city we work in, and that range is the whole story of installing LVP here. A 1912 North End bungalow, a 1972 Bench ranch and a 2021 Harris Ranch two-story present three completely different prep problems, and pricing them the same way is how homeowners end up with a surprise on install day.

Boise housing stock

Early-1900s craftsman and bungalow stock in the North End and East End, post-war and mid-century ranches across the Bench and Vista, 1990s–2000s subdivisions in Southeast Boise and Columbia Village, hillside custom homes in the foothills, and downtown and Linen District condo conversions.

Subfloor conditions we find in Boise

North End and East End homes typically sit on board-sheathed floors over vented crawlspaces, often with a plank subfloor running diagonally and a century of settlement — these almost always need an underlayment layer and localized leveling before rigid plank. Bench ranches are commonly plywood over crawl with squeaks at the joist lines. Newer Southeast and foothills homes are OSB over engineered joists, generally flat but prone to seam ridging that telegraphs through thin plank. Downtown condos are concrete and require relative-humidity testing plus attention to the building's sound-transmission requirements.

Local considerations

Many Boise condo and townhome associations specify a minimum IIC/STC acoustic rating for hard surface over occupied space, which dictates the underlayment before anything else is chosen. Foothills homes with large west-facing glass see real surface temperature swings, which pushes the spec toward a stable SPC core and disciplined expansion gaps. Older North End streets have tight parking and no alley access on some blocks, so we plan material staging and debris haul-off in advance.

Common Boise projects

  • Carpet-to-LVP conversion on ranch main levels
  • Whole-home plank over leveled plank subfloor in North End remodels
  • Condo installs with association-required acoustic underlayment
  • Basement slab installs with RH probe testing
